Q: Can we visit the site before purchasing
a home?
A: Yes. However, please contact us to make arrangements for
your visit. It is a very large site and there are a lot of wooded
areas and the gate is always kept locked, even when people are
working at the site.
Q: What has been done on the project site
with regard to main roads, gravel or paved roads, and site markings?
A: So far engineering work has been done at the site. There
are currently some gravel roads and some dirt roads and applications
have been submitted to the state of Tennessee for roads and
utilities. There has also been planning work and soil testing
and applications for water.
Q: Do you currently have any model homes at
the site that I can visit?
A: At the present time, there is only one home at the site,
but there are no model homes on the site. However, we can arrange
for you to see similar homes in the nearby area. Once construction
begins, we will have model homes at the site.
Q: When will the homes be constructed and
do you have to wait for all of the Phase A lots to be sold before
construction begins?
A: We plan to start construction within six months. Road work
and utility work will begin as soon as we get the permits. We
do not need all of the Phase I lots to be sold before construction
begins, but please note that all construction plans are contingent
on 25% reservation of the initial units.
Q: When will construction start on the common
facilities?
A: We hope to begin construction on common facilities simultaneously
with construction on homes.
Q: What will be covered by the annual maintenance
fee of 1% of the purchase price?
A: The annual 1% maintenance fee will cover the maintenance
cost of common facilities and maintenance outside of your home
such as cutting grass and landscaping.
Q: What can I expect my utility expenses to
be like?
A: These expenses should be fairly low since the weather is
usually moderate. However, individual utility expenses will
depend on individual use as well.
Q: Will there be use of the city sewer system
or will there be a septic tank system and will the 1% maintenance
fee cover this cost?
A: There will be a septic tank to start with and eventually
we will have a treatment plant. At this time we estimate that
the 1% maintenance fee will cover the cost of this.
Q: What
are the expected property taxes?
A: The property taxes are based on the actual purchase price
and square footage of the home. We estimate it to be approximately
0.7% of the purchase price since this is what the county tax
rate is. Thus, for every $100,000 of home value, there would
be about $700 in taxes annually. Even though 0.7% is an excellent
rate, we are working with the assessor’s office to try to get
the property taxes lowered. Please note that Tennessee does
not have any income tax. This might be good for those who work
from home or take taxable income from retirement investments.
Q: Are there any other taxes I should keep
in mind besides property taxes?
A: No, there are no other taxes to consider since the property
is located in unincorporated Morgan County. The real estate
tax covers municipal, school, county, police, fire, city, sanitation,
library, and other typical expenses.
Q: Is there financing available for the homes
at the resort?
A: We are working with some local lenders to arrange financing
for homes. We hope to secure financing for home buyers in the
near future.
Q: What method of payment can I use to reserve
my lot?
A: Please submit your 10% reservation fee by check.
Q: If I send the 10% reservation fee, does
construction have to be done at this time or can it be done
at a later date of my choosing?
A: You can reserve your lot right now and we can adjust the
timing of construction to some extent.
Q: After I have sent in my reservation fee,
would periodic payments be required as construction progresses?
A: Yes, periodic payments will be due and will be a percentage
based on the cost of your home. The first 10% is due upon reservation,
the second 10% is due upon signing of the contract, and the
balance will be progress payments. We are working on the payment
schedule in terms of percentage of home price.
Q: Are there any investors who would be able
to purchase a home at the resort and rent it out to others?
A: At the present time we do not have any investors who would
be able to purchase a home at the resort and rent it out, but
we will explore the possibility of such arrangements.
Q: After I purchase a home at the resort,
can I rent it out if I am not ready to move in?
A: Yes. We have already been contacted by individuals looking
to rent a home at the resort and if there is enough interest,
we will be able to put together a program for those who want
to rent out their homes and those who are looking to rent a
home.
Q: Can I reserve a lot and have you hold it
for me with the deposit until I am ready to close on it?
A: Generally, yes. However, the major construction work will
have to be concluded in each phase in a manner that does not
create difficulty for others.
Q: Can I buy just a lot and get a house built
from my own contractor at a later date?
A: The project is a resort with lots of common areas and leaving
the majority of the land in its natural state. Our pricing is
package pricing and therefore, you cannot have your own contractor
build the home. However, if you would like to have us build
your home at a later date and want to select a lot at this time,
we can work out an arrangement.
Q: What is the average plot size?
A: The average plot size is about 75’ x 125’.
Q: Where can I
see single family home floorplans? A: These floorplans are provided
in the brochure, but can be more or less customized.
Q: Where can I park my car while I am at the
resort?
A: Every unit will have a driveway. If anyone needs a garage,
one can be built for you for about an additional $6,000.
Q: How do I travel to surrounding areas?
A: We plan to have car or shuttle service available with scheduled
trips for shopping, sightseeing, and other purposes such as
hospital visits, and airport pickups and dropoffs. Q: Besides
regular electrical outlets, will there be outlets for satellite
television, cable, telephone jacks, internet, and broadband?
A: Yes, these will be provided.
Q: What is a heat pump heating system?
A: The heat pump is an energy efficient heating system. It will
work the same as a forced air system with registers.
Q: Will
there be a wall all around the resort property? A: There is
a big creek surrounding the resort property on almost three
sides. There is only one entrance to the resort property and
there will be a gate there. The remaining surrounding area is
basically forested land and is not accessible by people. The
resort property is also surrounded by an additional 10,000 acres
of forest, which is leased for 99 years. Thus, there is no need
to have walls all around the resort property.
Q: What will the cost of meals be for individuals
using the dining hall facility?
A: We are currently estimating meals at the dining hall facility
to cost about $4 to $5 per person or about $300 per month for
three meals a day.
Q: Will there be guest rooms for those who
want to entertain visitors?
A: There will be some guest rooms and dignitary rooms. These
will be available to home owners’ visitors for a fee during
their visit.
Q: What are restrictions with regard to resale
of the homes?
A: Home owners can sell their homes anytime as long as the purchasers
abide by the main principles of nonviolence and vegetarianism.
Purchase agreements and declarations and policies of the resort
are being prepared by an attorney.
Q: What is the general cost per square foot
in the surrounding area?
A: This is hard to compare since there is nothing similar in
the area to this project with all of the planned amenities and
scenery. However, the price of our initial offering is better
than other comparable projects in other areas.
Q: What are some cities near the resort? A: Sunbright, Tennessee is six miles from the resort. Knoxville,
Tennessee is about a one hour drive from the resort.
Q: What are some nearby cities with Indian
populations?
A: Knoxville, Tennessee and Nashville, Tennessee both have significant
Indian populations.
Q: Where are the closest medical facilities
to the resort?
A: James Town is about sixteen miles from the resort. Wartburg
is about seventeen miles from the resort. They are both about
a twenty minute drive from the resort in different directions.
Q: What kind of wildlife is in the area?
A: Deer, turkeys, small animals such as beavers, groundhogs,
squirrels, and several types of birds.

the resort property?
A: There are seven hills on the resort
property and they are in all directions.

of tornadoes passing through the area where the resort is located?
A: The resort is located in eastern Tennessee, which is a mountainous
area and normally is not considered a tornado zone. Western
Tennessee, which is comprised of more plains is considered to
be a tornado zone.
